Description:

Conducted By: ISA

The only meeting conducted by the ISA. It happens when someone asks to speak with the team at a later time, and its purpose is general qualification — a scheduled conversation to understand their situation, what they're trying to do, and how you can help. Brooke or the ISA books it and the ISA conducts it.

Pipeline: ANY

For general real estate questions that need Sean's expertise but aren't part of an active transaction and aren't covered by another meeting — the "I just have a real estate question" conversation. Not tied to a single stage: available across any pipeline, at any stage, whenever a contact has a genuine general question that requires a licensed answer.

Pipeline: Relationship Development - Buyers

Stage: Long Term Buyer

An optional, low-pressure planning conversation that helps a long-horizon buyer think through their eventual purchase while also serving as a diagnostic signal of how real and engaged their intent is. It stays high-level — orientation and relationship-building rather than active transaction planning — and meaningful engagement with it is a strong (though not absolute) indicator of genuine intent. Geared to the Long-Term Buyer stage, where the purchase is on the horizon but not imminent.

Pipeline: Relationship Development - Buyers

Stage: Mid Term Buyer

A high-level conversation to take stock of where a developing buyer stands and what getting ready to buy will involve, offered at discretion and leaning toward being offered. It deliberately stays general and does not require the buyer to have obtained financing preapproval — it's about developing readiness, not confirming it. Geared to the Mid-Term Buyer stage, as the purchase timeline begins tightening but action isn't yet near.

Pipeline: Relationship Development - Buyers

Stage: Near Term Buyer

The central buyer-planning meeting, which clarifies the who, what, when, where, why, and how of the purchase — covering preparation, financing expectations, the search approach, and the available service options — so the buyer and the business are aligned on how the search will actually run. Geared to the Near-Term Buyer stage (a typical 3–6 month profile), where booking and completing it is the primary objective; it's also the natural entry point into Preparation to Buy, where the buyer moves from planning toward active searching and touring.

Pipeline: Relationship Development - Buyers

Stages: Preparation to Buy, Ready, Willing & Able

The meeting where a buyer's readiness and preferred service model are confirmed and the buyer-representation agreement is established. It's the alternative conversion path when a property tour isn't available or the buyer would rather sit down first — and because representation must be in place before a private tour, it's also the meeting that clears the way to touring. Geared to Ready, Willing & Able (and used from Preparation to Buy onward), where the buyer is prepared to act and formalizing the working relationship is the next step.

This calendar is used to book in-person property tours for buyers.

By law, a buyer-representation agreement is required before showing any property. Book this tour, then book an earlier time for a buyer consultation so Sean can confirm property availability and vet the buyers.

Pipeline: Relationship Development - Sellers

Stages: Curious About Selling, Thinking About Selling

An optional, discretionary seller-side planning conversation for a homeowner who is weighing selling and would benefit from talking through their options — particularly useful after a manual CMA, or when there are substantive questions, a comparison of options, a linked purchase to coordinate, timing or net-proceeds questions, or added complexity in the situation. It helps a considering seller think through value, market, timing, and options without yet committing. Geared to the Thinking About Selling stage, where the homeowner is actively considering but hasn't decided.

Pipeline: Relationship Development - Buyers

Stages: Decided to Sell, Evaluating Representation.

The primary and pivotal seller meeting, where the substance of representation, valuation, strategy, and next steps is addressed; its completion is the stage-exit objective for a committed seller and marks the point where Sean takes the lead on the relationship. Geared to the Decided to Sell stage — and to Evaluating Representation, where a seller who has decided is actively comparing agents or service models and the meeting carries greater urgency because representation is being selected. Booking it triggers the shift to Sean leading the seller relationship; completing it advances the opportunity to the post-consultation stages.
